WHAT IS A VA LOAN?

A VA loan is a mortgage loan guaranteed by the United States Department of Veteran Affairs (VA) that is available to most US service members through qualified lenders. VA loans are designed to work for services members unique life while in the service and help them once out.

VA LOANS BENEFITS

You can buy a home with no money down and can refinance your home up to 100% of the value of your home. This is an easy loan to obtain because the Government insures the loan so that there is much less risk to the lender. If you already have a VA Loan you might be eligible for a VA Streamline Refinance.

WHO IS ELIGIBLE?

Any active or DD214 discharged service member who has met one of the following conditions:

  • Served 181 days during peacetime (Active Duty).
  • Served 90 days during wartime (Active Duty).
  • Served 6 years in the Reserves or National Guard.
  • You are the spouse of a service member who was killed in the line of duty.
  • Currently, receive disability payments from the VA.

WHAT IS THE VA FUNDING FEE?

The VA Funding Fee is a fee paid directly to the Department of Veteran’s Affairs so that they can guarantee your loan and provide you with the opportunity to receive a loan with little to no money out of pocket. You can include the VA Funding Fee in your loan and pay the funding fee over the course of your loan. With the VA Loan, you would still have to pay other normal closing costs such as Appraisal, Title, and Escrows. However, if you are purchasing a new home the seller can pay for all or part of your closing costs.

WHAT IS A VA STREAMLINE REFINANCE?

A VA Streamline Refinance is a refinance option that is available if you already have a VA mortgage and you want to lower your interest rate with little or no out-of-pocket closing costs. You do not have to provide bank statements, W2s, job verification, or paychecks.

WHAT TYPE OF PROPERTY IS ELIGIBLE?

VA loan programs allow you to purchase single-family homes, warrantable condos, planned unit developments, and 1-4 family residences. A VA loan can also be used to finance a manufactured home on a permanent foundation.

Our

Testimonials

After my Mom died my 5 siblings and I had to settle her estate and Ron was indispensable. He recommended a local realtor who knew the area and was able to secure a buyer for one property in two weeks. He even came to the open house on a Saturday!!  He came up with a way for my sister to purchase one of the homes and made sure it was fair to all sides. He went out of his way to help update the trust and file some paperwork that was missing from the files. His knowledge of all aspects of home buying and selling saved up 1000’s of dollars and made everyone feel heard and safe.

Ron is amazing! He helped get our whole subdivision VA approved and enabled my husband and I to refinance with a Jumbo VA loan at a super low rate. He even was able to lower that rate to 3% after my husband passed away and I was able to keep the VA benefit. He has helped my Mom and sister in the past and we always received the lowest rate and usually no fees. He came to all of our loan document signings to help explain the papers. We love working with Ron

Ron helped me with some old easement problems we discovered when refinancing my father’s home. In addition to having to work with neighbors, we had city issues he helped explain and work through. He then delivered a low-interest rate with 0 costs after helping me file back taxes!!

Ron was super helpful in explaining all our options and picking a program that we wanted. He showed us the rates and fee options that allowed us to lower our payment and not add to our loan balance. This allowed us to take advantage of when the rates came down further this year and not waste money.

I am self-employed and co-own two companies. Ron helped us get into a much lower rate and saved us 1 point that the bank wanted to charge. He worked with our tax returns and corporate CPA to get a better loan than the bank offered.
